The conventional size classes used in Western Canadian multi-tenant industrial, and what each one holds.
Micro bay
The smallest demised industrial unit — a single overhead door, a washroom, and little or no office. Trades storage, e-commerce fulfilment, service vans, hobby and workshop uses.
Small bay
The workhorse of multi-tenant industrial. One or two doors, a small front office, a washroom, sometimes a mezzanine. The size most trades, distributors and light manufacturers start in.
Mid bay
Two or more structural bays combined. Enough width for a forklift aisle and racking, enough office for a small team, and usually a second door.
Large bay
The top of the multi-tenant range. Often a corner unit with extra glazing, a dock plus a grade door, three-phase power and a built-out office and lunchroom.
Flex block
Several bays taken together, or a small freestanding building. The point where a tenant starts to control its own yard, loading and signage.

What is an industrial bay?
A leasable industrial unit with its own overhead door — or, in construction terms, one module of a building's structural grid. The two meanings get swapped constantly. Our guide to what an industrial bay is explains the difference and why it matters.
Can I search for available bays here?
Only where a landlord, owner or listing brokerage has supplied and authorised the details — those appear under featured bays. The rest of this site is the public record, which publishes buildings but never availability, rent or bays. If nothing featured suits you, send the requirement and we will go to owners directly.
Why does the building record not list bays?
Because no municipality publishes one. Assessment rolls record accounts and parcels, permit systems record applications, and licence registers record permissions to operate. None of them describes a demised unit, its area, its height or its doors. We say so on every page rather than implying otherwise.
Which cities does this cover?
Calgary and Edmonton — 11,078 industrial and business-employment properties in total. Real estate services are provided through Real Broker and are limited to Alberta.
